What You Will Do

We are seeking a General Superintendent to join our construction team for our 175 3rd Street project in Gowanus, Brooklyn. The project is a new construction building comprised of 1.2 million square feet, approximately 1,100 rental units, amenities, retail spaces and a waterfront park. This role requires full-time presence onsite, as well as the ability to manage multiple tasks in a fast-paced environment. The General Superintendent is responsible for the overall planning, leadership and successful delivery of field operations for the project.  

Key Responsibilities

Project Planning & Execution

  • Leads all phases of field operations for the project including pre-construction planning, and aid procurement for major trades
  • Establishes project goals, execution strategies and staffing plans for the field
  • Leads, manages, and mentors superintendents, assistant superintendents and trade foremen
  • Responsible for performance evaluations of direct reports
  • Develops and maintains project schedules in concert with the Senior Project Manager
  • Establishes construction means, methods, sequencing, and manpower loading
  • Reviews drawings, specifications, and contracts for constructability and scope alignment
  • Coordinates with architects, engineers, consultants
  • Ensures consistency in execution aligned with developer quality and durability standards
  • Evaluates subcontractor performance and field capability
  • Coordinates manpower, equipment, and material deliveries
  • Identifies schedule and cost risks and implements recovery strategies
  • Supports cost control through efficient field execution and reduced rework
  • Partners closely with Development, Project Management, and Design teams
  • Serves as the senior field representative with consultants, inspectors, and ownership 

Safety & Risk Management

  • Enforces safety programs in compliance with OSHA, NYC DOB, and company policies
  • Ensures Site Safety Plans are implemented and maintained
  • Leads daily safety briefings and incident investigations
  • Promotes a proactive safety culture across the project 

Quality Control & Long-term Asset Focus

  • Enforces quality standards consistent with long-term ownership and operations 
  • Oversees inspections, mockups, testing, and punch list resolution
  • Ensures proper installation of building systems critical to lifecycle performance
  • Minimizes warranty issues through proactive field oversight 

Regulatory & Compliance 

  • Ensures compliance with NYC DOB, FDNY, DEP, and all applicable agencies
  • Coordinates inspections, sign-offs, and approvals
  • Ensures adherence to Local Laws, and site safety requirements
  • Maintains all required site documentation and logs 

Who Are You

  • 20+ years of construction management experience
  • Proven experience managing large-scale or complex NYC construction projects
  • Expert knowledge of construction means and methods
  • Advanced understanding of NYC codes, permitting, and regulatory processes
  • OSHA 30 required; NYC Superintendent License required
  • NYC DOB Site Safety Manager preferred
  • Proficiency with project management software (Procore, Primavera P6, MS Project, or similar)
  • Ability to read and interpret construction documents and contracts
  • Excellent organizational and time-management skills
  • Strong written and verbal communication abilities
  • Strong leadership presence with the ability to direct large field teams
  • High accountability mindset aligned with owner outcomes
  • Excellent problem-solving and decision-making skills
  • Ability to operate independently while coordinating with executive leadership
  • Bachelor’s degree in Construction Management, Engineering, Architecture, or related field
