What You Will Do
We are seeking a Project Manager to join our construction team for our 175 3rd Street project in Gowanus, Brooklyn. The project is a new construction building comprised of 1.2 million square feet, approximately 1,100 rental units, amenities, retail spaces and a waterfront park. This role requires a strong presence both in the office and in the field, as well as the ability to manage multiple tasks in a fast-paced environment.
Key Responsibilities
Project Planning & Execution
- Manage all phases of construction projects including pre-construction, procurement, construction, and close-out
- Develop and maintain project schedules, budgets, and work plans
- Review drawings, specifications, and contracts for constructability and scope alignment
- Coordinate with architects, engineers, consultants, and inspectors
- Develop and coordinate RFIs and submittals in time for proper material approvals
- Material management to ensure all materials are delivered to site correctly and on time
Procurement, Budget, & Cost Control
- Prepare and manage project budgets, cost reports, and cash flow forecasts
- Review subcontractor bids, negotiate contracts, and issue purchase orders
- Track change orders, evaluate cost impacts, and obtain approvals
- Monitor job cost reports and proactively address variances
- Manage and oversee the monthly requisition process for multiple trades
Schedule Management
- Develop detailed CPM schedules and monitor progress
- Coordinate sequencing of trades to avoid delays
- Identify schedule risks and implement corrective action plans
Regulatory & Compliance
- Ensure compliance with NYC DOB, FDNY, DEP, and other applicable agencies
- Coordinate inspections, permits, and sign-offs
- Maintain compliance with Local Laws, safety plans, and union requirements as applicable
Site & Team Management
- Lead project meetings (owner, subcontractor, OAC)
- Work hand in hand with site superintendents and field staff
- Foster collaboration among all stakeholders
- Enforce quality control and safety standards
Close-out
- Manage punch lists, final inspections, and turnover documentation
- Ensure delivery of as-built drawings, warranties, and O&M manuals
- Coordinate final payments and project close-out procedures
Who Are You
- 5+ years of construction management experience
- Experience working closely with Subcontractors, Vendors, Consultants and Owner
- Demonstrated ability to think and operate like an owner, with a focus on value creation and value preservation across design, procurement, and construction – beyond pure scope execution typical of third-party GC or CM roles
- Comfort making trade-offs with an equity mindset, balancing cost, schedule, quality, and long-term asset performance
- Strong knowledge of construction methods, means, and materials
- Proficiency with project management software (Procore, Primavera P6, MS Project, or similar)
- Strong understanding of NYC building codes and regulations
- Ability to read and interpret construction documents and contracts
- Excellent organizational and time-management skills
- Strong written and verbal communication abilities
- Proven leadership and team-management capabilities
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field
