What You Will Do
We are seeking a Senior Project Manager to join our construction team for our 175 3rd Street project in Gowanus, Brooklyn. The project is a new construction building comprising 1.2 million square feet, approximately 1,100 rental units, amenities, retail spaces and a waterfront park. This role requires a strong presence both in the office and in the field, as well as the ability to manage multiple tasks in a fast-paced environment. The Senior Project Manager is responsible for the overall leadership and successful delivery of this project.
Key Responsibilities
Project Planning & Execution
- Leads all phases of the construction project including pre-construction, procurement, construction, and close-out
- Serves as the primary contact for owners and key stakeholders
- Establish project goals, execution strategies and staffing plans
- Oversees multiple Project Managers and Assistant Project Managers
- Responsible for performance evaluations of direct reports
- Develop and maintain project schedules, budgets, and work plans
- Review drawings, specifications, and contracts for constructability and scope alignment
- Coordinate with architects, engineers, consultants
- Ensures quality, safety, and schedule adherence throughout the project
Procurement, Budget, & Cost Control
- Develop and manage project budgets, cost reports, and cash flow forecasts
- Leads subcontractor procurement, negotiations and contract execution
- Approves change orders and manages financial risk
- Review and analyze cost reports and forecasts
Schedule & Risk Management
- Develop and monitor master project schedules
- Identify and mitigate project risks and delays
- Implement recovery plans when required
Regulatory & Compliance
- Ensure compliance with NYC DOB, FDNY, DEP, and other applicable agencies
- Oversee permitting, inspections and agency coordination
- Ensure site safety plans are developed and followed by work in the field
Site & Team Management
- Lead project meetings (owner, subcontractor, OAC)
- Work hand in hand with site superintendents and field staff
- Foster collaboration among all stakeholders
- Enforce quality control and safety standards
Close-out
- Manage financial closeouts with subcontractors
- Coordinate final payments
Who Are You
- 12+ years of construction management experience
- Proven experience managing large-scale or complex NYC construction projects
- Expert knowledge of construction means and methods
- Advanced understanding of NYC codes, permitting, and regulatory processes
- Experience working closely with Subcontractors, Vendors, Consultants and Owners.
- Demonstrated ability to think and operate like an owner, with a focus on value creation and value preservation across design, procurement, and construction – beyond pure scope execution typical of third-party GC or CM roles
- Comfort making trade-offs with an equity mindset, balancing cost, schedule, quality, and long-term asset performance
- Proficiency with project management software (Procore, Primavera P6, MS Project, or similar)
- Ability to read and interpret construction documents and contracts
- Excellent organizational and time-management skills
- Strong written and verbal communication abilities
- Proven leadership, negotiation and decision-making abilities
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field
