What You Will Do

We are seeking a Superintendent to join our construction team for our 175 3rd Street project in Gowanus, Brooklyn. The project is a new construction building comprised of 1.2 million square feet, approximately 1,100 rental units, amenities, retail spaces and a waterfront park. This role requires full-time presence onsite, as well as the ability to manage multiple tasks in a fast-paced environment. 

Key Responsibilities

Project Planning & Execution

  • Oversees daily on-site construction activities for assigned areas or scopes
  • Supervises and directs subcontractors and plans daily work activities
  • Implements approved construction means and methods
  • Maintains site cleanliness, organization and logistics
  • Maintains consistent field execution aligned with developer standards
  • Maintains project schedules, weekly work plans and look-ahead schedules
  • Coordinates daily trade activities to maintain workflow
  • Identifies potential delays or conflicts and escalates to senior field leadership
  • Reviews drawings, specifications, and contracts for constructability and scope alignment
  • Coordinates with architects, engineers, consultants
  • Evaluates subcontractor performance and field capability
  • Provides accurate daily reports, progress updates and field input
  • Supports cost control through efficient field execution and reduced rework
  • Partners and communicates directly with Project Management staff 

Safety & Risk Management

  • Enforces safety programs in compliance with OSHA, NYC DOB, and company policies
  • Conducts daily safety checks and participates in toolbox talks
  • Ensures subcontractors follow Site Safety Plans and site-specific requirements
  • Reports incidents, near misses and unsafe conditions
  • Promotes a proactive safety culture across the project 

Quality Control & Long-term Asset Focus

  • Assists with inspections, testing and punch list work
  • Identifies deficiencies and coordinates corrective action
  • Helps reduce rework through consistent field oversight
  • Ensures work is performed in accordance with contract documents
  • Enforces quality standards consistent with long-term ownership and operations
  • Minimizes warranty issues through proactive field oversight 

Regulatory & Compliance 

  • Assists with NYC DOB, FDNY, DEP, and third-party inspections
  • Maintains required site logs, permits and compliance documentation
  • Ensures permits and postings are maintained on-site

Who Are You

  • 5-10+  years of construction management experience
  • Proven experience managing large-scale or complex NYC construction projects
  • Strong knowledge of construction means and methods
  • Advanced understanding of NYC codes, permitting, and regulatory processes
  • OSHA 30 required; NYC Superintendent License preferred
  • Proficiency with project management software (Procore, Primavera P6, MS Project, or similar)
  • Ability to read and interpret construction documents and contracts
  • Excellent organizational and time-management skills
  • Strong written and verbal communication abilities
  • High accountability mindset aligned with owner outcomes
  • Excellent problem-solving and decision-making skills
  • Bachelor’s degree in Construction Management, Engineering, Architecture, or related field
